What is a lease-up?

A lease-up is the period between the start of leasing in a new rental building and stabilization, commonly six to 18 months. Stabilization is the point when the building reaches its target occupancy, commonly 90% to 95%, as set by the owner's business plan and its lender. Marketing spend, leasing staff, and concessions are at their highest during a lease-up, so every renter the team loses costs more than it would in a stabilized building.
